691 W 925 S — Ownership on Record

:::caution No owner is accused of anything This page reports public property records and public university board minutes. Naming the university, the prior owner, or the seller here is a matter of record only. Nothing on this page alleges that Utah Valley University, the prior owner, or the seller knew of, participated in, planned, or is in any way connected to the September 10, 2025 shooting or the staging allegation. No record reviewed for this page links any of them to wrongdoing. An innocent explanation — a university buying an adjacent home to expand its footprint years before the event — fits every document below. :::

The headline record: UVU bought this house in 2019

The single most important ownership fact is documented in Utah Valley University's own governing-board records: the university purchased 691 West 925 South several years before the assassination.

FieldValue (from UVU / Regents board records)
Property691 West 925 South, Orem
BuyerUtah Valley University (a public institution)
Sellerthe Theobald family (the "Paul Theobald house")
Price$900,000, the appraised value, paid with institutional funds
Lot1.239 acres

Relationship to campus"contiguous to campus" — the purchase was framed as a way to expand the campus footprint to the north
Stated usethe home "could be used for hosting events or housing campus visitors"

Two consequences follow, and both matter to every other page in this section:

  • The current owner is a public university, not a private family. That is unusual for a "staging house" theory and cuts in more than one direction — a university-owned property has institutional keys, staff access, and event use, but it is also subject to open-records law.
  • The property is next to campus, not miles away. UVU's board called it "contiguous to campus." That directly contradicts the real-estate-aggregator description of a home in "Sunset Heights" several miles off, and it lines up with the citizen-investigation video that places the building directly across from the Losee Center. See the location page for the geography.

Current county parcel (resolved 2026-08-09)

The live Utah County serial is not the old Markidas snapshot. It is:

Source: Utah County Property — 36:443:0006. Full instrument log: Deed Chain. People behind historical title: Prior Owners. Values: Tax & Assessed Values.

UVU still holds title on the abstract through early 2026 — no later warranty deed out of the university appears. A February 2026 easement entry (22694-2026) involves other parties and the City of Orem; it is not a sale of the house.

Board minutes — exact ratification language

The June 18, 2019 UVU Board of Trustees minutes state that the Executive Committee had already voted in May to approve the purchase "as an extension of the Master Plan," that a contract pending Trustee and Regents approval "was accepted by the Theobalds (owners) for the appraised value of $900,000," and that the full board ratified the purchase of 691 West 925 South, Orem without opposition (motion by Trustee Rick Nielsen; second by Trustee Taylor).

Local circulation of the board action (preserved in community Facebook posts quoting the cover sheet) added: the house has "excellent access to the University from Campus Drive" and "could be used for hosting events or housing campus visitors." Homes for sale along the south side of 925 South were framed as a chance to "expand the campus footprint to the north in a logical manner."

The older county land record (obsolete serial — keep for audit trail)

A separate, older Utah County land-records entry for this address still surfaces online and is preserved here because pages only grow:

This record's serial life ends in 1993 — it is an older snapshot, not the live title. The live chain spells the same family Markides and shows them selling to the Theobalds in 1998. Use 36:443:0006 for current title.

The deed chain (summary)

Full entry numbers live on Deed Chain. Sequence:

  1. Broderick (DeRae / Pauline) — College Heights developers; sold 1993.
  2. Kostas & Karin Markides1993–1998.
  3. Paul H. & Dorothy H. TheobaldDec 1998 – May 2019 ("Paul Theobald house").
  4. Utah Valley UniversityMay 24, 2019 → present.

Paul Theobald died April 1, 2021; Dorothy died August 21, 2012. Neither is accused of anything; they sold a campus-edge home to the university years before the 2025 event. See Prior Owners.

How to read this record

  • Ownership is public; involvement is not implied. That a public university owns a house says nothing about what any third party may have done in or near it. See the staging allegation page for why the two questions are kept strictly separate.
  • A stale serial is not the current title. The Markidas entry is an artifact of re-serialization, not evidence of present ownership.
  • A university purchase for "events / visitor housing" is an ordinary, documented reason — recorded here so readers weigh the innocent explanation alongside the lead.

What is still unknown

  1. The recorded deed instruments for Markides → Theobald and Theobald → UVUresolved on Deed Chain (entries 125453-1998 and 46392-2019).
  2. Whether UVU still holds titleyes, on abstract through early 2026; re-check if a later deed appears.
  3. Whether the home was occupied, vacant, staff-used, or made available to any third party in September 2025 — see Rental & Listing History.
  4. Whether any lease or use agreement (not a deed) touched the property in 2024–2026 — would sit in UVU facilities files, not necessarily the recorder index.
  5. How UVU actually used the home after promising "events / visitor housing" in 2019 — still unanswered in open search.

Laws (Charlie Kirk)

Confirming who owned, occupied, or used a university-owned property tied to the case — and when title or use changed — is exactly the paper trail the Charlie Kirk Investigation Laws are written to make public.

Interesting In This Area

  • The deed chain runs Broderick, Markides, Theobald, then the university.
  • Prior owners are deceased or unconnected; none is tied to the case.
  • Public ownership is why GRAMA requests can reach this property at all.
  • The 2019 tax adjustment matches a mid-year transfer to a tax-exempt owner.
