1. DeRae and Pauline Broderick — developers / early title

Public records. Utah County shows Pauline S. Broderick as an early owner of record on serial 36:443:0006, with a 1993 quitclaim from DeRae Broderick (as trustee) to Pauline, then a warranty deed the same week to the Markides family. A Florida foreign-corporation filing for Broderick & Howell Construction Company listed 691 W. 925 South, Orem, UT as an address, with Howell, Leland also named — consistent with citizen-investigator notes that the firm was registered there in 1991. DeRae's obituary (Sundberg-Olpin Mortuary) places him as a longtime Orem resident who died days after the house closed to UVU in May 2019 — chronological coincidence only; no case connection is claimed or found.

2. Kostas and Karin E. Markides — mid-1990s owners

Public records. They took title from Pauline Broderick in March 1993 (WD 17409-1993) and sold to Paul and Dorothy Theobald in December 1998 (WD 125453-1998). A 1996 quitclaim put sole title in Kostas. The older county mobile-view page still shows "Markidas, Kostas" with mailing address at the house — that is a stale serial, not current ownership. No document reviewed for this page ties either person to the 2025 events.

3. Paul H. and Dorothy H. Theobald — long-term owners who sold to UVU

Public records and family context. Deseret News and Daily Herald obituaries document an ordinary Utah family life: marriage December 15, 1947; Dorothy died at home in Orem in 2012; Paul later married Beulah Barney (November 23, 2012) and died in St. George in 2021. Board minutes and Facebook-circulated local-news extracts call the property the "Paul Theobald house." A 2002 Deseret News missionary-reunion notice lists the reunion location as 691 W. 925 South, Orem, contact Jae Theobald — evidence the family was using the house as a private home well into the 2000s. People-search aggregators still list Jae Theobald among historical residents and name relatives (Paul, Beulah, Brent, Elizabeth, Grace, and others); those are directory echoes, not accusations.

Neighbor property note (not this parcel). Utah County still shows Theobald and Theobald Northeast LLC connected to 665 W 925 S and related parcels on the same block — the family kept nearby real estate after selling 691. That is ordinary estate/property management, recorded here only so researchers do not confuse 665 with 691.

Cross-check against the investigation file

For this research pass, names Broderick, Markides/Markidas, Theobald, Jae Theobald were checked against the public site structure and open web results for any pre-existing case connection beyond property ownership. No charging document, court filing, or law-enforcement statement reviewed here names any of them as suspects or witnesses in the Kirk case. The only living-person caution on the block that does appear in court media is the Noble household at 680 W 925 S — cooperating Ring-camera witnesses, not suspects — covered on W 925 S Block & Court Video.

Open questions

  1. Who had keys / occupancy rights under UVU in August–September 2025? (GRAMA to UVU.)
  2. Is Kostas / Karin Markides still living, and do they have any residual connection to Utah County property? (Not required for the staging lead; listed for completeness.)
  3. Did any Theobald family entity retain a leaseback or use agreement after the 2019 sale? (None on the abstract; would be a contract/UVU file item.)

Private family history is not the point of this investigation. The point is whether a university-owned, campus-edge house was used in any way connected to September 10, 2025 — a question only use logs, canvass files, and device data can settle.
